I help homeowners take control of their building projects. Before things go wrong, or after they already have.
I am Sunil Radia. Solicitor-trained, family man, and the person in the homeowner's corner when no one else is.
About BGP
Most people think building projects go wrong because someone set out to make a mistake. They don't. Projects go wrong because decisions get made without full information. Because responsibilities are unclear. Because communication breaks down. Because risks aren't spotted until it's too late.
I exist to change that.
I am a family man with a genuine understanding of what it means to protect a home. I worked as a solicitor for nearly twenty years and that background in careful analysis and problem-solving is what I bring to every project I work on. I look at things differently than most people do. I ask questions other people miss. I identify risks before they become expensive.
But more than anything, I am the person in the homeowner's corner when no one else is. Not the builder. Not the architect. Not a salesman. Someone independent, focused solely on protecting the client's position and getting the project to completion the right way.
HOW I HELP
I work with homeowners in two situations.
Project Coordination. For those starting a project, or already part way through. I assemble the right team, carry out proper due diligence, manage the contract, oversee the build, and stay involved through to final handover. The earlier I am brought in, the more I can protect you.
Project Rescue. For those whose project has already gone wrong. A builder has disappeared. The relationship has broken down. The property is left in a dangerous condition. Money has been paid that doesn't match the work done. I step in fast, assess the position, and help you find a way through.
Both services share the same goal. Your project, properly completed. With you in control, and someone experienced making sure nothing slips.
WHAT THIS MEANS FOR YOU
A well-run building project is not just about the end result. It is about getting there in a controlled, efficient, and predictable way. Without surprises. Without panic. Without the homeowner feeling lost or unsupported.
I take that seriously.
If you are planning a building project, or if something does not feel quite right with one already underway, I would encourage you to get an independent view early. It costs nothing to have a conversation, and it can save you a great deal.
Starting from scratch?
Some clients come to me right at the beginning, before an architect has been appointed or planning permission sought. That is the ideal time. The earlier I am involved, the more I can protect you.
Some clients come to me at the very beginning. They have planning permission and they know things need to be coordinated properly. Others come when things have already started to go wrong. A builder has disappeared. The relationship has broken down. Money has been paid that doesn't match the work done. They need someone to step in and fix it.
In both cases, what I do is the same. That means:
Assemble the right team
The right professionals, working well together — not pulling in different directions.
Proper due diligence
Carrying out checks on contractors before anyone signs anything.
Spot risks early
Identifying issues before they become expensive, and putting safeguards in place.
Keep things moving
Organised, focused, and forward — with one calm point of contact throughout.
Being there when problems arise — which they always do — and dealing with them before they escalate.
A well-run building project is not just about the end result. It is about getting there in a controlled, efficient, and predictable way. Without surprises. Without panic. Without the homeowner feeling lost or unsupported.

Let's have a conversation.
It costs nothing to talk through your situation. I'll tell you honestly whether I can help.
